Why you want to have a Buyer's Representative Agreement Signed with Your Agent?
A Buyer's Representation in real estate is an agent hired by the buyer to represent the buyer only. The buyer agent will provide customer services, fiduciary benefits and undivided loyalty.
A buyer agent may be paid by the buyer, seller, or listing broker. Payment may be made to the buyer agent based on an hourly rate, flat fee, or percentage of the purchase price which should be agreed upon in writing before the agent begins their services for you. In this non-contingent fee system, the buyer's agent is due payment, even, if the buyer purchases a home without the agent.
The duty of the agent to the buyer as a buyer's agent is the duty of the following: a) Information the agent is expected to know b) personal information about a customer that relates to the transaction c) facts that might affect his principal's decision. d) use diligence in locating property(ies) which meets the buyer's requirements and approval e) act on behalf of the buyer in any negotiations for the purchase of property(ies) acceptable to buyer. The buyer's agent does NOT have the duty to provide information outside the scope of his authority.
The buyer's agent can be a valuable asset to a buyer in a real estate transaction. There are no two real estate transactions that are alike, so being armed with your buyer's representative may be your best choice when buying real estate.
